WMS Roof Replacement Phase 2 – Addendum 1

McKernan MONROE TOWNSHIP BOARD OF EDUCATION Partial Roof Replacement at the Williamstown Middle School – Phase 2 561 Clayton Road, Williamstown, NJ 08094 Addendum No. 1 May 1, 2025 Architect’s Project No. 1265A GENERAL INFORMATION:  Note, the projects should be addressed as Williamstown Middle School. Please list the following on the Bid Label: -Partial Roof Replacement to the Williamstown Middle School  The Bid due date for the project is 5-13-25 at 10:00 am.  We have had a pre-bid meeting for the project where we had access to walk the roof. At this point, we are not scheduling any other site visits but you are welcome to go to walk around the school after school hours (after 3 – 3:30 pm).  The contractor shall furnish a Maintenance Bond for the total sum of the contract price, indemnifying the Board of Education against defects in construction for a period of two (2) years after the completion of the work, general wear and tear excepted.  The specifications call for a $25,000.00 allowance for unforeseen conditions for the project. The contractor is to include this allowance in their pricing / bid proposal. If there are items needed, ie: roof vents to be replaced, etc., the cost will be taken from the allowance. If there is an override of the allowances for unforeseen items, a change order will be reviewed / developed. If there are left over funds in the allowance at the end of the project, a deduct change order will be developed.  Concerning access to the landlocked roof area (one roof area in the center of the building), the School District has agreed roof debris from demolition and new materials can be transported through the building. The Contractor must follow directions of the School District Staff, must install floor protection, must clean up the path areas used through the building and is responsible for any damage that may occur to the floors, walls, ceiling, etc. from the transportation of the materials through the building.  We are not limited to the following but due to request to know who was the previous electrical contractor, DEC Electrical Contractors, Inc., West Berlin, NJ, was the electrical Contractor that installed the heat trace tape system in the Phase 1 Middle School roofing project. Note, other qualified electricians can also submit bid proposals for the projects.
