Florida Gateway College Tiny Dorm Project RFP# 01-11-25 Questions 1. Delivery Timeline (Item 1.19) • The RFP says delivery is expected within 30 days after the purchase order, and furniture within 90 days. Is this timeline firm for modular units? We want to confirm, as 30 days is extremely tight for modular construction. The delivery date will be confirmed at the time of award. The 30 days is a desire for this to be prioritized by the company awarded the contract. We will not be expecting a furniture package with this proposal. 2. Modular vs. Movable Units (Item 4.0 Project Description) • The specs mention a steel chassis with wheels, which would not be Florida Building Code compliant or certified under the Florida Modular program. Are you asking for modular units (permanent, code-compliant) or movable units (on wheels, like park model RVs)? Please clarify the intent. Our original thought was a movable unit much like an RV, but we are open to both as a compliant proposal. 3. Floor Plans • The RFP references three designs but does not include any floor plans. Can you share the floor plans or direct us to where we can find them? The floor plan is up to you as the design/build. 4. Structure Classification (Item 4.1 Specifications) • The specs indicate a park model RV (built on a chassis, portable), which in Florida is not considered a permanent dwelling. However, the RFP also mentions that the units should be portable, suggesting you are aware these would not be modular buildings. Can you confirm if you want park model RVs or modular units? As stated above, we will accept both types of units as satisfactory for the purposes of this RFP. • For RVs, we typically use threaded rods from the roof plate through the steel chassis. Modular units require code-approved fasteners for wall framing and roof trusses. Please clarify which construction method you expect. We would expect the design/build to incorporate what meets state code for wind based on the type of unit proposed.
