Lincoln School Apartments, located at 86 Central Street in Hingham, MA, is a three-story building originally built as a public school in 1912 and later converted into 60 senior affordable housing units in 1981. The property is owned by the Town of Hingham and leased by Lincoln Apartments, LLC, with the Hingham Affordable Housing Trust as its sole member. Situated within the historic district buffer zone, this iconic brick building serves as a gateway to Hingham Center. In January 2025, Lincoln Apartments, LLC hired Building Envelope Technologies, Inc. (BET) to evaluate moisture related concerns at the southeast corner of the building. BET reported moss and algae growth on both the bricks and mortar, substandard repairs to mortar joints, as well as deteriorated mortar joints, gaps, and missing sealant. A full report with detailed observations and conclusions may be found in the attachments section.
