In August 2024, Arrington Watkins, under contract with the Town, completed a space needs assessment for all Town departments through 2040. One of the key priorities identified in this study is the need for additional office, administrative, and operational space for Public Works and CIP, as well as expanded areas for IT, HR, and Finance staff. As a result, the Town is moving forward with this request for qualifications for the design and potential construction phase services of a new building to meet this need within the Field Operations Facility (FOF) which is located at 220th Street and Ryan Road in Queen Creek. The FOF serves as the operational hub for the Public Works, Utilities, and Capital Improvement Projects (CIP) Departments. The construction phase is anticipated to be procured via a low-bid approach. Therefore a high quality suite of bid documents will be required to form the basis of an effective competitive bid process. The proposed building is expected to be two stories, with a footprint of approximately 30,000 to 40,000 square feet. The total number of Town personnel to be accommodated in the building is approximately 135. The Town has completed a masterplan for the FOF and is currently working on the design of the new Fleet facility as identified on that plan.&nb
