REQUEST FOR QUALIFICATIONS FOR CONSTRUCTION MANAGER-AT-RISK For Designated Construction Projects For the Jasper Independent School District PBK Architects, Inc. 11 Greenway Plaza, 22nd Floor Houston, Texas 77046 Issued: June 24, 2021 June 24, 2021 RFQ for Construction Manager at Risk Page 1 of 14 SECTION I – INSTRUCTIONS TO PROPOSERS Pursuant to the provisions of the Texas Government Code, Subtitle F, Chapter 2269, it is the intention of the Jasper Independent School District to select a Construction Manager-At-Risk for Designated Construction Projects as described via a Request for Qualifications as part of a two-step selection process. The District plans to utilize the AIA document A133-2019 Standard Form of Agreement Between Owner and Construction Manager as Constructor, where the basis of the payment is the Cost of Work Plus a Fee with a Guaranteed Maximum Price, as modified by the Owner and along with A201‐2017 General Conditions of the Contract for Construction as modified by the District. For the purposes of this document, “Jasper ISD” shall be referred to as the “Owner”, “District” or “JISD”. The selected Construction Manager are to assist the District and its Architects with cost estimating, cost analysis and budget control efforts, constructability reviews, detailed phasing of projects and scheduling, during the design and construction document phases, as part of the pre-construction services. The scope and schedule for the project(s) as currently defined are described by the attached materials. This Request for Qualifications (RFQ) contains information and instructions to enable interested Proposers to prepare and submit a Qualifications Submittal and Cost Submittal (Step 2 Only), as well as information on the selection process.
